Your Mortgage and Insurance

Before anything else, your mortgage and insurance position must be confirmed. If you are purchasing a property specifically to let, you will require a buy-to-let mortgage. Standard residential mortgages do not permit letting, and proceeding without the correct product in place constitutes a breach of your mortgage terms. Buy-to-let lenders typically require rental income to cover between 125% and 145% of the monthly mortgage interest, and first-time landlords may face stricter affordability criteria than experienced investors. We recommend taking independent mortgage advice before instructing an agent.

Standard residential buildings insurance is also not appropriate for a let property. You will need specialist landlord insurance, which covers building damage, loss of rent, and liability.

Safety Certificates

Before your tenant moves in, you are legally required to hold all of the following:

  • Gas Safety Certificate: required annually, carried out by a Gas Safe registered engineer. A copy must be provided to your tenant before they move in and within 28 days of each annual renewal.
  • Electrical Installation Condition Report (EICR): required at least every five years, carried out by a qualified electrician. A copy must be provided to your tenant before occupation.
  • Energy Performance Certificate (EPC): required before marketing the property. The minimum legal rating is E. A copy must be provided to prospective tenants at the point of viewing and to your tenant before they move in.
  • Smoke alarms: at least one working smoke alarm on every floor of the property.
  • Carbon monoxide alarm: required in any room containing a solid fuel appliance, and strongly recommended wherever a gas appliance is present.

Right to Rent Checks

You are legally required to verify that every adult prospective tenant has the right to rent in England before the tenancy begins. This involves checking original identity documents, retaining copies, and recording the date the check was carried out. The Renters' Rights Act 2025: What Every New Bristol Landlord Must Know

The Renters' Rights Act 2025 received Royal Assent on 27 October 2025. Its core provisions came into force on 1 May 2026. For anyone becoming a first-time landlord in Bristol now, this legislation defines the legal landscape of your first tenancy. Understanding it is not optional.

The 12-Month Restriction on Key Possession Grounds

Written Statement of Terms

From 1 May 2026, all new tenancies require a written statement of key terms to be provided to the tenant before or at the point of agreement.
